5 Bedrooms

Rachel and her partner Grant were searching for the perfect first home to buy together - and with 5 children between them, they knew they needed a property where each of the children had space to grow.

As Rachel resided in Banchory and loved everything this Royal Deeside town had to offer, the couple embarked on their search to find an ideal home within this location… and found the 5 bedroom detached ‘Drumallan’ at our prestigious development in Banchory - Inchmarlo.

In May 2023, the family moved into their new home, so we caught up with Rachel to find out how they are finding life in the ‘Drumallan’, what they love most about their new home, and how they found the buying process with Kirkwood Homes…

What options were you considering when moving home?

“Having lived in Banchory for over 40 years, I just couldn’t imagine living anywhere else. We never considered moving anywhere else, as the community is so lovely and the schools are fantastic - one of which is attended by my daughter. I’ve always said that we have Banchory hearts, so leaving the area just never crossed my mind.

“In terms of why we needed the move, it was a case of merging families since my partner Grant stayed in Dyce, we really needed a bigger home where everyone had their own space. I was staying in a house that was over 30 years old, and Grant was very keen to move into a new build home - we were very excited about the prospect of buying a brand new house and making it our own together.”

What made you choose ‘The Drumallan’ housetype at Inchmarlo, Banchory?

“The sheer quality of a Kirkwood home really stood out to us, everything just feels so crisp and clean. In terms of the ‘Drumallan’, we just loved everything about it from the layout to the high quality finish. Making the move into an untouched, Kirkwood home felt like a dream come true.

“We knew that we would be one of the first families to move into the Inchmarlo development, so the thought of being in the street from the very beginning and being a part of creating a community here and welcoming our new neighbours was something that we all looked forward to.

“We had already reserved a beautiful ‘Marr’ here at Inchmarlo, but as soon as we got an email from Sally at Kirkwood letting us know that a ‘Drumallan’ had become available we essentially bit her hand off! Having visited the ‘Drumallan’ showhome in Sauchen - which was very generously sized - we knew this would be better-suited to our lifestyle.”

Every time we went to visit a showhome, the Kirkwood team was very accommodating which made the whole process a joy.

What do you love most about your new home?

“One of the first things that comes to mind is our magnificent view of Scolty Hill. For those who don’t know, this is one of Banchory’s most popular landmarks. The grand windows found throughout the home mean we can always admire the beautiful scenery and every room is just filled with natural light.

“The living spaces are generously sized and flexible which is ideal for our family. There are plenty of spacious rooms where we can all come together, but there’s also enough space if the kids want some peace to themselves (this is especially important when raising teenagers!). We’ve turned the formal dining room into a snug which is just ideal to relax in such a busy household.

“Even the utility room is spacious. We of course have the tumble dryer and washing machine in there, but we have plans to build a few more shelves and use one of the cupboards as a bar as we're quite a sociable family that loves to host!

“The bedrooms are just beautiful and so generously sized, each room has a lot of storage space which is very handy for a growing family. The kids have really enjoyed decorating their rooms to make them unique, we are enjoying the process of turning this blank canvas into something really homely and personal. It’s something that I don’t think we would have found if we hadn’t moved into a new build.”

What do you plan to use the garden for?

“It’s a really spacious garden with a lot of flexibility, so we do have a number of additions planned such as an outdoor kitchen area, a patio, and a hot tub. Thanks to the beautiful French doors joining the kitchen to the south-facing garden, we see this entire area as one spacious hub for socialising. We have all these lovely plans that we can’t wait to get started on once we are properly settled in!”

What has stood out to you about living at the Inchmarlo development?

“We were really taken aback by the on-site builders. They’re such a friendly and polite team, and are so accommodating and helpful if we have any questions - they’ve helped create a pleasant environment for us to be a part of. As for neighbours, everyone that we have had the chance to meet has been lovely, so we feel quite fortunate that a very peaceful and welcoming community seems to be growing.

“The development is surrounded by miles of beautiful countryside scenery which is just excellent to come home to after a long day of work. Having a home that’s engulfed by open spaces means there are many opportunities for us to get outside - we have just recently joined the neighbouring Inchmarlo Golf Centre, and are looking forward to enjoying family bike rides in the future. It’s the best of both worlds really, as we have all this outdoor space, yet we are just a 25 minute walk from Banchory’s high street which is filled with lovely cafes, restaurants and shops.

“With Inchmarlo, it’s evident that there has been so much thought and care put into its design, such as the excellent broadband which is ideal when you have a number of teenagers at home - there’s even a school bus route that picks our daughter Sophie up right outside our door!”

Did anything stand out to you during the buying process?

“It was all very seamless without any hiccups or dragging on - the Kirkwood team have been wonderful to work with such as our sales advisor Sally, and Inchmarlo’s site manager, Melvin, who has been absolutely brilliant with us. Whenever we have queries, or have needed help figuring out something, Melvin has been on-hand to help us.

“We had visited a number of showhomes including the ‘Lyon’ at Ury Estate, but when we went to see the ‘Drumallan’ showhome in Sauchen everyone just instantly fell in love with it - we actually ended up replicating a number of design elements from the showhome such as the flooring! Every time we went to visit a showhome, the Kirkwood team was very accommodating which made the whole process a joy.”
