What is a Guaranteed Sale?

A Guaranteed Sale really offers you the best of both worlds! Kirkwood Homes will list your property on the open market - saving you thousands in marketing fees - and will act as your guaranteed buyer, should your property remain unsold. This means you can reserve your dream home with the knowledge you already have a guaranteed buyer in place.

Step 1

Initial enquiry

If you are interested in using our Guaranteed Sale incentive, you can begin the process by either filling in our online enquiry form or speaking to one of our dedicated Sales Advisors from your chosen development, either on the phone or in person. Our Sales Advisors will collect details about your current property and the Kirkwood home you are interested in.

Step 2

Qualification

To qualify for our Guaranteed Sale incentive, your current property value is required to be 70% or less of the value of the property you wish to purchase from Kirkwood Homes. We will request details from you such as internal and external photos - and information of any upgrades or changes to your home, in order to evaluate the condition of the property. We also consider the type of property and its location to ascertain the likelihood of a sale in the current market.

Step 3

Valuations

Once we’re happy with all the details, we will request an independent surveyor to carry out a desktop valuation of your current property. This will be at current market value and includes a further valuation of how much the property would be worth in 8-10 weeks, should it remain unsold. An offer based somewhere between these two values will be offered by Kirkwood Homes.

Step 4

Reserving your new home

Once you accept our guaranteed offer, you can reserve your new Kirkwood home and a contract of guaranteed sale and purchase will be drawn up and sent to your solicitor. You will be in a position to conclude your missives within a few weeks, with a guaranteed buyer already in place.

Step 5

Marketing your property

We will arrange the schedule and photographs in order to market your property, and pay for the associated marketing fees, including the home report. Once listed on the open market, you will be required to host viewings for any potential buyers.

Step 6

Offers

If an offer is received for your current property, Kirkwood can accept this, even if it is lower than the list price. This does not affect the guaranteed price you have been given. As with any property sale, you may need to find alternative accommodation should a buyer request to move into your current property before your new home is ready.

If your current property does not sell by a suitable date, we will proceed to purchase your property at the agreed guaranteed price - and you may remain in your property until your new Kirkwood home is ready.
