As we move through the second half of the year, we’re proud to reflect on what has already been a successful 2025 for Kirkwood Homes - where important milestones have been reached and an increase in customer demand has allowed us to seek new development opportunities.
Our first highlight of the year was the launch of our 5 bedroom ‘Lomond’ showhome at The Paddocks, our beautiful development within the East Neuk of Fife. This stunning home offered prospective buyers in the region the chance to experience the exceptional quality and craftsmanship that defines a Kirkwood Home. The Paddocks has been an extremely popular development - already in its final phase with 78% of homes already sold.
Last month, we launched our newest development, Bonnyton Brae, in the picturesque Aberdeenshire village of Pitmedden. This release not only expands our reach but also marks the introduction of yet another new housetype to the Kirkwood portfolio, ‘The Katrine’, a stunning 4+ bedroom detached family home.
We’ve also reached key stages across several of our other developments, including Inchmarlo in Banchory, Castle Road in Alford and West Woodlands in Perth - all of which are now in their final phases. We are also down to our final homes at Strabathie Village in Blackdog phase 1 and will shortly start on the construction of a brand new phase of this popular coastal development,
Additionally, The Grove in Alford and Balgillo Heights in Broughty Ferry have officially sold out! The Grove, our very first collection of bungalows offered our Kirkwood luxury in accessible, single-story living and was met with strong demand from the outset. Balgillo Heights, our largest development to date, provided a stunning collection of 3, 4 and 5 bedroom homes in a prime location, with easy access to Dundee and beyond - and proved to be the ideal choice for both young professionals and growing families.
One of the most rewarding moments of the year so far has been welcoming our first residents to West Woodlands in Perth and The Paddocks in Fife. Seeing a development evolve from architectural plans to the start of a lovely community is always a proud moment.
The remainder of this year and into 2026 certainly feels more encouraging than previous years - and we are in preparations to acquire a number of impressive new developments across Scotland. These include Kirkton Heights in Fraserburgh, a collection of 124 luxury 3, 4 and 5 bedroom homes, which already has strong interest following two very successful public consultations, Fernbrae in Dundee, a mix of 29 stylish 2 bedroom apartments, plus 3 and 4 bedroom luxury mews homes, Hazelwood, 24 luxury 4 and 5 bedroom homes in the West End of Aberdeen, and a collection of 28 luxury 4 and 5 bedroom homes in Miltimber.
These exciting new developments highlight our continued focus on purposeful expansion and delivering high quality homes in some of Scotland’s most desirable locations.
